Maribyrnong follows the bend of the Maribyrnong River, and the low ground near the water and the aquatic centre has moist, silty soil that termites move through easily. Housing ranges from post-war brick veneer on the higher streets to estates of 1990s and 2000s brick veneer and townhouses on slabs, plus apartments around Highpoint Shopping Centre. Because most of the newer homes sit on slabs, the inspector cannot see the frame from below and works instead along the slab edge, around every external door step, and inside at bathrooms, laundries and wardrobes that back onto wet areas. Timber retaining walls and sleepers are common on the sloping blocks above the river and are checked for activity before the house itself. Pipemakers Park and the riverbank have plenty of old trees. Many newer homes also have landscaped garden beds built up over the slab edge, which is the most common fault found here. Keep the edge exposed, keep sprinklers away from walls, and ask for wet areas to be metered.
